Z-01-ESTUDIO de TERRENOS y SUPERFICIES de URBANIZACION - PHUKET - TAILANDIA

URBANIZACION - PHUKET - TAILANDIA

SITE PLAN

Al Sur de la Isla de Phuket en Tailandia, con soporte en aquellos años del famoso Royal Phuket Yatch Hotel, se desarrolló una urbanización de Villas de Alto Standing rodeadas de jardines y lagos de agua, interconectados con las piscinas particulares de las villas.



Los Promotores, a partir de un cierto momento del desarrollo, solicitaron nuestro asesoramiento para el estudio y concreción de las diferentes fincas registrales que componían la propiedad. El trabajo no fue sencillo, dado que, el suelo en Tailandia, está totalmente regulado por coordenadas geodésicas, lo cual convierten a ese país en uno de los pioneros en la gestión del suelo, muy por delante en esos años, de la mayoría de países.
En esta foto se puede apreciar la distribución en el terreno de las Villas, así como la preparación del suelo circundante para la creación de los lagos artificiales proyectados.


Como puede verse, la Arquitectura era totalmente respetuosa con el estilo tradicional de Tailandia, empleándose técnicas constructivas de las edificaciones tipo. 
El empleo de la madera laminada y de elementos con molduras eran las directrices que marcaban el estilo de las construcciones.



Desgraciadamente, conflictos financieros impidieron que llegara a acabarse la Primera Fase de la Urbanización por lo que, el resto de construcciones y servicios que debían complementar el conjunto, como eran: Un Edificio de Fitness, Grandes Jacuzzies y un Hotel, nunca llegaron a acabarse.

In the subsoil of Dubai there is "brackish" water at 50 cm. deep, or even in some points, stagnations are formed in the open air. The mosquito cannot live in salty water, therefore, without the possibility of epidemics, or alterations in public health, the idea was to take advantage of this water, to beautify the environment.

In a few words our idea was to propose the opposite what the Netherlands did. Instead to conquer land to the sea, let the sea to invade part of the desert. In synthesis the idea is to see the dunes and the sand as an immense beach instead as a desert.
We thought that the idea of using the existing underground salty water reservoirs in Dubai in the places near the City Center, could be a reasonable and affordable investment of money that would convert the landscape into an immense garden making of these areas pleasant residential areas.
The cheapest solution, to build the lake and the equipment that would withstand the aggressiveness of sulphurous waters, is now well known, but in 1988, we needed important technical help, from Texsa included in the American Dupont Group. The idea was intended to be a sample of what the entire urban environment of Dubai could become, as was done in many other promotions.
Further research and development of this idea could give solutions which would possibly change the micro climate of several areas, giving them a different pleasant living condition and maybe extra agricultural use of the land


On the project it have been located three spaces to develop the construction of fountains. A long fountain has been located in the middle of the street just in front of the Majlis house for guest enjoying.
    a).- The location of a minimum 10 m. water jet in the middle of the lake surface which shall oxygenate the center part of the whole water reservoir.
    
    b).- The location of two main fountains at both sides of the lake, were placed to re-circulate the part of the lake water located at the sides.
     As the Urban development will be built over an extended period of time we recommend to wait with the construction of the fountains until the development have enough Villas to save maintenance costs.

These fountains have been planned to give a fresh atmosphere and for the re-circulating of water. Then:

Finally we had the satisfaction to be Nominated for the Aga Khan Price of Architecture for 1995.


    To be Nominated for such a prestigious Cultural Institution is enough compensation to all our efforts, even the Price did was not given to us.

Z-07-URBANIZACIÓN - COMPLEJO de 30 VIVIENDAS

PROJECT NOT REALISED in DUBAI U.A.E.

The Project was developed over a land of 160 m x 104 m., a little bit narrow for the entrusted project.
In the 16.640 m2 of land we tried to develop the idea with the roads and distribution of plots, made in such a way that as many plots as possible enjoy the sea view, and all of them have direct pedestrian access to the common interior areas.
To obtain a distribution in accordance with the idea, the groups of buildings were located at 45 degrees angle in relation with the line access, and an unevenness of 1,5 m. from one group of buildings to the other.
All necessary facilities were included into the design to allow the inhabitants not to move from their location if wanted.
Total surface to be built was 7.723 m2 for dwellings to be rented.



Unfortunately, we think that our proposal was done too early for Dubai concepts of shared dwellings due in a few years what we propose for 30 dwellings was developed and built for hundreds of it in very similar conditions.
